CIVIL - With the character and charm of a small southern town, Afton Village is patterned after our most beautiful traditional historic neighborhoods. Afton Village was planned with the pedestrian in mind. Tree-lined streets and a network of wide sidewalks create a strong pedestrian connection between residential and commercial areas, and the recreational facilities in the community.
The Village combines a mixture of compatible uses including single-family and two-family homes, retirement cottages and apartments, town homes and an adjoining village commercial Main Street, all blended in a compact, walkable layout. An unusual design feature of Afton Village is the rear location of residential garages, which are served by an alley system. A perfect location for garages, utility transformers and connections, trash collection, the service alley preserves the streetscape for front porches, sidewalks, street trees and people.
CESI has been a part of many phases of Afton Village’s development. We prepared studies comparing the planned horizontal and vertical features to ensure the traditional neighborhood experience is carried throughout the design. After the planning aspect, CESI went to work designing streets, boulevards and alleys to bring the planned features to reality. The City of Concord did not have alley design standards, so we prepared some details and options that are now accepted as the City standard. CESI also prepared site plan designs for the first commercial building, the Foundry. Since then Afton Village’s commercial district has taken off. The Foundry broke ground in 2001 and opened November 2002. The Mayfield Lakeland Building, a 27,000 square foot retail and residential structure, broke ground August 2002. CESI completed the site design plans for the Mayfield Lakeland Building. Upon completion, the commercial district will be 300,000 square feet subdivided into retail, office, and civic uses (approximately the size of four neighborhood shopping centers). The high ideals and clear objectives of the urban design context of Afton Village have created opportunities for an excellent project to Cabarrus County.

The Village combines a mixture of compatible uses including residential, civic, commercial, and parks.
The extensive park and open space system is an integral part of the Afton Village plan. Approximately 60 acres in size, the green spaces provide a major recreational asset for the Village residents.
Outdoor spaces include the plaza at Meeting Square, European kiosks, and the Village Green and gazebo contribute a unique charm and ambiance to this development. CESI developed the walking trail alignment plan that provides an excellent opportunity for a scenic walk and tour of the park. The trail is composed of concrete and fine gravel and beautifully winds through the trees, across two bridges over Afton Run Creek, by the soccer fields, and around the tennis courts.
Landscape concerns did not end at the edges of the green spaces. Large, mature trees were given consideration in developing the grades throughout the site. CESI is currently working with the YMCA at Afton Village to develop a master plan for their 27 acres of open space. The master plan includes passive and active areas such as soccer fields, an outdoor pool, a summer camp shelter, walking trails and nature areas.
