Description: The Residence at South Park includes the construction of a two-story retail building (Crate & Barrel) and a U-shaped high rise consisting of one level of retail space and five residential levels, and a sublevel/at grade parking deck. The site is located on a constrained corner of Southpark Mall. The CESI engineering staff provided integral services during the design and construction of the project. From completion of subsurface explorations and geotechnical evaluations during design to Special Inspections and materials testing, we provided numerous cost and time saving recommendations.
Our geotechnical exploration indicated highly variable soil conditions throughout the site ranging from silt and clay to weathered rock. Careful analyses of our field and laboratory data revealed that deep auger cast-in-place piles would be an optimum foundation type given the site conditions. However, lighter loaded foundations within a limited portion of the Crate & Barrel were able to be supported on conventional shallow spread footings.
Our Special Inspection services consisted of auger cast pile load testing and production pile inspection, spread footing bearing grade testing, post-tension slab and beam inspection, concrete reinforcement observations, reinforced masonry, adhesion, density and thickness of sprayed fire-resistive materials, bolted and welded connections of structural steel, and cold-formed metal framing. Associated construction materials quality control services consisted of field and laboratory testing of auger cast pile grout, masonry grout, and concrete, field density of compacted soils and floor flatness and levelness tests.
